TWIN CREEKS VILLAS BOARD OF DIRECTORS MEETING

November 7, 2018

CALL TO ORDER:

President Colgan called the meeting to order at 1:30 pm at the home of Jan Rusher. Officers present were Jim Colgan, Janice Rusher, Marilyn Miller, Carolyn Fuchs and J.B. Barrett. Board Member Kevin Johnson was absent. The Secretary determined that a quorum was present. Also in attendance was Darlene Demuth, TCV resident and homeowner. The President then called for review and approval of the minutes. Jan Rusher moved to approve the minutes as presented; seconded by Marilyn Miller; MOTION PASSED.

TREASURER’S REPORT:

J.B. Barrett presented financial reports, attached, noting that we have $7,219.00 to cover November/December expenses. Unpaid legal fees to date are $967.75. Jim Colgan also presented a bill from Rex Electric to change out electrical boxes in the amount of $174.50. Jan Rusher made a motion, seconded by Marilyn Miller, to present the bill to Treasurer Barrett for payment. MOTION PASSED.

The Treasurer also presented a pro forma budget for 2019. After year end 2018 he will prepare budget reports highlighting the expense items that caused the actual v. projected variances to be handed out at the Annual Homeowner’s meeting. He also recommended keeping the HOA dues the same, $1,000 annually per household. The annual HOA dues statement, notice of Annual HOA meeting January 14, 2019, and a ballot of the proposed slate of officers will be mailed December 15, 2018. Jan Rusher motioned, seconded by Carolyn Fuchs, to accept the financial reports to be filed for audit. MOTION PASSED.

NOMINATING COMMITTEE:

Chairperson Jan Rusher presented a ballot of proposed officers to serve on the Board for 2019, and motioned to accept the ballot. Marilyn Miller seconded. MOTION PASSED.

STREETS, CURBS AND GUTTERS:

Street repairs will begin November 26 by Brashears Pavement Coatings, LLC.

OLD BUSINESS:

Further discussion on the Amendment changes will continue.

ADJOURN:

Motion to adjourn was made by Jan Rusher, seconded by Marilyn Miller. MOTION PASSED. Meeting adjourned at 3:30 pm.
